Office & How We Work

Where is your office and what are your hours?

Kaledere Mahallesi, Öznur Kartal Caddesi 19/B, Ünye/Ordu. Open weekdays and Saturday 08:30–20:00. Closed on Sunday; for special requests we can also serve on Sunday by appointment.

Which regions do you serve?

Our priority is Ünye. We also serve the wider Ordu area, Samsun and Muğla/Bodrum.

What is your commission/service fee?

For sales, 2% + VAT from the buyer and 2% + VAT from the seller, separately. For rentals, one month's rent + VAT from the tenant.

How do I book an appointment, are there on-site viewings?

You can reach us by phone, WhatsApp and social media; you can request an appointment via the website. We show properties on-site, and offer live video viewings for remote clients.

Are photo/video shoots and valuation paid?

No. Our photo/video shoots and appraisal/valuation service are completely free.

Buying & Selling

How is the title deed transfer done, what is your role?

We manage the whole process: the title deed application, the property declaration document, appointment tracking, safe guidance of the money transfer on transfer day, and the municipality notification afterwards. With complete documents it usually takes a few business days.

How much are the title deed costs, who pays them?

A title deed fee and a revolving-fund fee are paid on the sale price; who pays is agreed between the parties, and in practice it is usually shared. You can learn the current rate from our office.

How do you determine my property's value?

We assess value from many angles: most important is the building itself — age, construction, façade, roof, elevator, balcony, floor, insulation, natural gas. Title status strongly affects price (shared title lowers value and makes selling harder — but every property has a buyer). Popular, sea-close neighbourhoods raise value. We compare with local comparables and give a realistic, estimated value. This service is free.

What is Hızlı Sat (Quick Sell)?

It's our accelerated sales process for those who want to sell without waiting. For suitable properties we also consider an in-house cash purchase. We start with a free valuation.

How does buying with a loan work?

We have partner banks; if you prefer, we can proceed with your own bank too. We're with you throughout — appraisal, application and file tracking included.

What is a promise-to-sell contract (satış vaadi)?

A preliminary contract made before a notary that secures a future sale. It's used when the loan process drags on, for properties still under construction, or when transfer is postponed; we assess together whether it's needed.

Renting

How much is the deposit?

Usually 1 month's rent; depending on the owner's request, sometimes 2 months' rent.

What documents are needed for a rental contract?

ID details are essential. A guarantor may be requested depending on the owner; usually employment/income is asked about or references are provided.

Do you support eviction/tenant processes?

Yes. We guide you on the contract and legal process and, when needed, refer you to the law office we work with.

Land

What should I watch for when buying land?

Zoning status, block/parcel, share status, road frontage and infrastructure are the most critical items; we check them all for you.

Do you perform the zoning inquiry?

Yes, for land transactions our office performs the zoning inquiry.

Trade-in

Do you do property/vehicle trade-ins?

Yes, we do trade-ins often. Besides home-for-home swaps, vehicle-for-property trade-ins are very common in our region — your vehicle can count towards a property purchase.

Expats & Foreign Nationals

I'm abroad — can I buy/sell remotely?

Yes. The most common way is to give a notarial/consular power of attorney to someone you trust in Türkiye; we handle the process through your proxy. We provide live video viewings.

Can foreign nationals buy property in Türkiye?

Yes, they can buy under certain conditions (there may be regional/nationality restrictions). Please consult our office to clarify the current conditions.

Insurance & Taxes

Is DASK insurance mandatory?

It's required for title deed and utility subscription procedures. Through our partner insurance agency you can quickly arrange DASK and home insurance via our office.

Who pays the property tax?

The owner pays it to the municipality. We handle the municipality notification after transfer. For payment periods you can get current information from the municipality or our office.

Do I pay tax when selling my home?

If a certain period has passed since purchase (currently applied as a 5-year rule), no capital-gains tax arises; on an earlier sale it may. Please confirm the current rule with our office.

How do I learn dues/debt status before buying?

We clarify the dues with the building management and the tax/debt status with the municipality for you — so you face no surprise costs.

Documents & Safety

Which documents should I check when buying a home?

The title deed record (annotations/mortgage/lien), whether it's condominium or construction-servitude title, the occupancy permit, tax and dues debt. We check all of it before the transaction.

What is the occupancy permit (iskân)?

It's the building-use permit certifying that the building is fit to live in; it matters for loans and utility subscriptions. Without it the process can be harder and value can be affected.

What does an annotation (şerh) on the title deed mean?

They are records entered on the title deed such as mortgage, lien or promise-to-sell; they directly affect transfer and value. We always query the title record before the transaction.

How do I protect myself from real-estate fraud?

Don't pay a deposit before seeing the title record, make payments through the bank and tied to the moment of transfer, don't skip ID/power-of-attorney verification, and put every agreement in writing. Working with a professional office manages all these checks on your behalf.

How is the sale of an inherited property done?

First the certificate of inheritance and transfer of title, then the tax clearance, then the sale. We manage the process end-to-end on behalf of the heirs. For a detailed document list, consult our office.

Is a shared title deed (hisseli tapu) risky?

It lowers value and makes selling harder (other co-owners' rights come into play) — but at the right price it finds a buyer. We do the due diligence and state the risks clearly upfront.

Can a property under urban transformation be bought?

Yes, it can; the risky-building record, the transformation process and entitlement affect price and financing. We do the detailed research and clarify the full picture.

Investment

How is rental yield calculated?

Property price ÷ annual rent = payback period (how many years to pay for itself). For the property you're interested in, we do this calculation for free.

New-build or resale?

New-build offers current standards and insulation but higher price/delivery time; resale offers room to negotiate and immediate handover but building age and costs should be examined well. We assess it together based on budget and goal.

Which neighbourhoods stand out in Ünye?
