Morex Gayrimenkul ("Morex", "we") is the data controller for the personal data described below.

2. What We Collect
When you contact us via the contact form, a property inquiry, the Hızlı Sat (quick-sale) form, WhatsApp, or phone: your name, phone number, email address, the listing/area you're interested in, and your message.
When you browse the site: subject to your cookie consent, anonymized/pseudonymized usage data via Google Analytics (pages visited, device/browser info) — see the Cookies section below.
3. Purpose and Legal Basis
Your data is processed to evaluate your request, contact you, and provide real-estate consulting services, on the basis of contract performance and your explicit consent (form checkbox).
4. Data Sharing
We use Resend or SendGrid for email notifications, and Google Analytics for site analytics (active only with cookie consent).
We do not sell or share your data with third parties for marketing purposes, except where legally required.
5. Retention
Lead/inquiry data is kept for a reasonable period after your request is resolved (typically 2 years) or as required by law, then deleted or anonymized.
6. Your Rights
You may request to know whether we process your data, request details of that processing, request correction of inaccurate data, request deletion, object to processing, and request compensation for damages, consistent with Turkey's KVKK (Law No. 6698) and applicable data protection principles.

7. Cookies
Our site uses a Google Consent Mode v2–compliant cookie banner — analytics cookies only activate with your explicit consent, which you can change at any time.
8. Data Processing under EİDS (Electronic Listing Verification System)
Under the Real Estate Trade Regulation and Law No. 6563 on the Regulation of Electronic Commerce, the following data is processed for transactions on our listing platform:
a) Property verification: Parcel/plot number, title deed records, authorization status — verified via the Ministry of Trade EİDS API.
b) Identity verification: Turkish ID number / foreign ID number and phone number verified via e-Government (SSO) for natural persons; company name and phone number for legal entities.
c) Authorization certificate check: Real estate business TTBS authorization certificates are queried from the Ministry's Information System.
d) Data transmission to the Ministry: Listing, complaint, and membership information is transmitted to the Ministry upon request.
This data is processed under legal obligation pursuant to Article 12 of the Real Estate Trade Regulation and relevant legislation.
